Maintenance Supervisor - Mix-use Development (Commercial & Residential) - London, Kings Cross - Up to £53,000  

Exciting opportunity to work for an established FM company situated in London. CBW is currently recruiting for a Maintenance Supervisor to be based on a mix-use development (Commercial, Residential & Industrial) located in Kings Cross. This role requires an experienced client facing, electrically biased engineer/supervisor with good all-round building services knowledge and experience. You will be the Resident Maintenance Supervisor (1 person site) where you will be working alongside a key client and therefore, the highest level of service delivery is required. Reporting to the contract manager, the candidate will be responsible for delivery of all aspects of PPM and reactive maintenance on site, as well as overseeing specialist contractors. This role is extremely varied and will cover everything from completing ppm and reactive tasks to attending client meetings, overseeing audits and assisting with post construction defects and CAT B fitouts.  

Hours of work  

Monday to Friday - 08:00am to 17:00pm

Key duties & responsibilities   

  • Emergency response to electrical breakdowns will be required where there is a complete loss of critical services e.g, lighting and small power, sewage pumps etc.
  • Fault diagnosis of system problems by identifying the cause and affect a quick response to reinstate and minimise any potential system downtime.
  • Refer to the manufacturer’s literature for replacement parts and proprietary maintenance needs of the equipment concerned.
  • Comply with all task method statements and consult/complete work risk assessments to ensure good working practices are maintained, including all requirements for COSHH and manual handling.
  • Utilise safe access systems such as ladders, tower scaffolds, mobile elevated work platforms, Genie lifts, etc.
  • Repair and replacement of heating systems, bathroom and WC facilities.
  • Focus on good customer/company relationships
  • Ensure safe working methods are adopted in all circumstances.
  • Seek permits to work as appropriate for the works from the Authorised Person for the discipline concerned, this may include hot works and permit to dig or confined space entry, working at height, etc.
  • Comply with all task method statements and consult/complete work risk assessments to ensure good working practices are maintained, including all requirements for COSHH and manual handling.
  • Complete all training as required by company policies and procedures.
  • Take full responsibility and ownership of all assigned task(s), carrying out skilled planned maintenance, repair and improvements.
  • Proactive reporting of faults to equipment, buildings and fittings.
  • Maintain the cleanliness of plant rooms, workshops and storage areas.
  • Communicate with the FM department when support is required, to ensure all tasks can be achieved within prescribed requirements.
  • Work on own and as part of a team carrying out routine PPM, reactive and minor repair works as assigned by the workflow team ensuring all deliverable SLA/KPI targets are met or exceeded.
  • Provide regular updated information and condition ratings for the asset management database.
  • Identify extra work requirements and provide details of required material and labour estimate to enable client quotes to be raised
  • Assist with preparing monthly client report and attending monthly client meetings alongside management team
  Requirements  
  • Completion of a recognised Electrical industry qualification preferably an apprenticeship.
  • City & Guilds level 3.
  • HV authorised (AP15) - Highly desirable (Not essential)
  • C&G 18th Edition IEE Wiring Regulations
  • Previous experience working in a similar working environment or Facilities Management role is essential.
  • Must have good customer facing skills to include an understanding of customer related issues.
  • Have an understanding of HVAC workloads and issues.
  • Good and broad knowledge of health and safety.
  • Ideally Computer literate with a working knowledge of MS office system/BMS.
  • Maintaining statutory compliance is paramount and therefore excellent document control and upkeep of site files is of utmost importance.  
  • Experience in Commercial and Residential environments is highly desirable
